Warranty & Homeowner Support

We want homeowners to feel confident in their new home. Use the resources below to learn more about your warranty, routine home maintenance, service expectations, and how to submit a warranty request.

Understanding Your Warranty

Our warranty is based on a straightforward approach: if an issue results from a defect in materials or workmanship, Todd Campbell Construction will address it as outlined in the one-year warranty.

Homeowners can expect:

  • A home that is complete and free of defects at closing
  • Systems and features that function properly
  • Correction of qualifying workmanship or material defects
  • Support when questions or concerns arise

Concerns caused by normal wear, homeowner maintenance, occupants, or third parties are not covered under the warranty.

Homeowner Maintenance

A home contains thousands of components, finishes, and mechanical systems. Routine care is necessary to keep those elements operating as intended and to protect the long-term performance of your home.

Common homeowner maintenance includes:

  • Replacing furnace and HVAC filters
  • Resetting breakers and GFCI outlets
  • Adjusting and cleaning sprinkler heads
  • Monitoring watering schedules and drainage
  • Checking exterior lighting timers
  • Following appliance manufacturer instructions

Our team is available to answer home-care questions, but routine maintenance and general upkeep remain the homeowner’s responsibility.

Service Requests & Expectations

Because homes are complex, there may be situations where a service request falls outside the scope of warranty coverage.

Each request is reviewed based on:

  • The cause and condition of the concern
  • Warranty guidelines
  • Regional building standards
  • Normal wear and use
  • Homeowner maintenance responsibilities

If a request is related to maintenance rather than a defect, we will explain the recommended steps needed to address it.

Our goal is to provide clear guidance, fair expectations, and consistent support throughout the warranty process.

Frequently Asked Questions

Review these common homeowner questions before submitting a warranty request.

Remember to check the breaker box located outside the home next to the Air Conditioning unit. This breaker is not left on if your home was completed during a time of year where AC is not needed. There is also a breaker for the AC in the breaker box in the garage.

Try changing your light bulbs and checking/setting the timer for your exterior lights. Here is a link to the manual for the exterior light timer.

Have you checked the breaker out in the garage to make sure it did not get tripped on accident? Also, have you checked the GFI on one of the outlets to make sure it was not tripped? Resetting breakers and GFI outlets may be an easy solution to the problem.

Puddling of water occurs when the amount of water applied to the lawn area exceeds its ability to drain. This can be a result of rain storms or sprinkler irrigation. Puddles should drain away within 24 hours if the ground has not been saturated with water. If you see puddles occurring the first step is to make sure you are not over watering and that your neighbors are not over watering. If, after adjusting your sprinklers and allowing the ground to naturally drain, puddles are lingering longer than 24 hours, let us know and we will inspect the issue.

Check all sprinkler heads for proper adjustment. Sprinkler head adjustment is an important part of homeowner maintenance.

There is a thermostat on the water heater that can be adjusted. Be careful not to adjust this too high. Hot water can be dangerous and is less energy efficient.

Try cleaning out the filters on the sprinkler heads. It is also important to check and clean the main filter for your sprinkler system.

Call the warranty services located in your owners manuals. If you are unable to locate the hard copy of your manual they are all available online.

Try checking your sensors to make sure they are lined up and nothing is blocking them. Also make sure nothing is in the way of the door to stop it.
