A Guided Homebuilding Experience

Building a custom home is an exciting process, and we believe it should be clear, organized, and enjoyable from the beginning. From selecting your community and homesite through design, construction, and final orientation, our team will guide you through each major milestone.

Getting Started

Follow these initial steps when you are ready to begin building with Todd Campbell Custom Homes.

Schedule a Consultation

Meet with our team through the listing representative to discuss your goals, questions, and the opportunities currently available.

Select a Community

Explore the communities where Todd Campbell Custom Homes is currently building and choose the setting that best fits your lifestyle.

Select a Floor Plan

Choose one of our established floor plans or design your own custom plan as the foundation for your new home and begin considering the customizations you would like to make.

Select an Available Lot

Choose an available homesite that works with your selected floor plan, preferred orientation, and lifestyle needs.

Prepare the Purchase Agreement

Your real estate professional will prepare the appropriate RE-22 for a build job or RE-21 for a completed or specification home.

Your Homebuilding Journey

These are the primary meetings, decisions, and walkthroughs you can expect throughout the build.

Preconstruction & Customization

After selecting your home plan, you will receive a detailed and dimensioned floor plan, a front elevation, and a site plan showing how the home fits on the selected lot.

You will have approximately 48 hours to review the plans and submit a list of requested changes. Once those revisions are received, the floor plan, elevation, site plan, and pricing will be updated and returned for review. We understand we may need to go back and forth a few times to get it just right. Remember, it's a lot easier to move a wall on paper than in the field so we want to make sure it's perfect!

You will then have approximately 24 hours to submit any final revisions. Once the full construction drawings are complete, they will be returned for final verification along with the final pricing sheet.

You will also complete a full selection process for colors and interior finish materials. Once the final construction drawings are complete and approved, no additional plan changes can be made.

Preconstruction Meeting

Once the contract and construction documents are finalized, you will meet at the Todd Campbell Custom Homes design studio for a detailed plan review and approval.

The team will review the plans page by page, explain engineering details, and answer final questions before the drawings are submitted for permits.

You will sign off on the plans, provide the required deposit by personal check, and schedule your design selection appointments.

Design Selections

At the design studio, the design team will guide you through selecting the interior and exterior components of your new home.

  • Interior and exterior colors
  • Cabinetry and countertops
  • Flooring and hard-surface materials
  • Plumbing fixtures
  • Lighting selections
  • Slab-yard visits when needed

Pre-designed selection boards may also be available. During the final appointment, all selected components will be reviewed together before final sign-off. Any selection upgrades will be due at that time by personal check.

Typical selection process: 2–3 days

Framing Walkthrough

You will meet onsite to review the components that will soon be concealed behind the walls.

  • Electrical outlet placement
  • Cable and television locations
  • Plumbing heights and locations
  • Surround-sound options
  • Additional wiring requests

Come prepared with an idea of where televisions, cable connections, additional outlets, and specialized wiring may be needed.

Finish Carpentry Walkthrough

You will meet onsite to review the custom finish details that shape the functionality and character of your home.

  • Molding and trim details
  • Built-in cabinetry
  • Closet layouts
  • Pantry organization
  • Custom carpentry details

Bring any inspiration photos or sketches that help communicate your preferred closet, pantry, or built-in arrangements.

Landscaping Walkthrough

You will meet onsite to discuss the landscaping plan and your preferences for the finished outdoor environment.

  • Plant and shrub placement
  • Landscape-bed locations
  • Tree species and placement
  • Preferred landscaping styles
  • Outdoor-living considerations

Come prepared with ideas about preferred trees, shrubs, and planting styles. The team can also recommend options that perform well in Idaho.

07

New Home Orientation

Before closing, you will complete one final walkthrough of the finished home.

  • Learn how the major home systems operate
  • Review homeowner maintenance information
  • Complete the final punch list
  • Blue-tape items requiring attention
  • Ask final questions before closing

The orientation helps ensure you feel comfortable with the home and understand its key systems before move-in.
